What’s a DSCR Loan?

DSCR Loan (short for Debt-Service Coverage Ratio loan) is a special type of mortgage designed with real estate investors in mind. Instead of looking at your personal income, lenders focus on whether the rental income from the property can cover its own expenses.


How It Works

Lenders calculate something called the Debt-Service Coverage Ratio (DSCR):

  • DSCR ≥ 1.0: This means the property earns enough to cover its expenses—great news!
  • DSCR < 1.0: Some lenders may still approve the loan (for example, with a DSCR of 0.75) if there are strong compensating factors like excellent credit or a large down payment.
